Santa Clara

We work across all of Santa Clara, from the Old Quad near the university to Rivermark in the north. Most older homes have galvanized supply lines well past their prime. Santa Clara runs its own water utility — harder water than most of San Jose — so scale buildup and shorter water heater life are common. We install softeners across the city. Response: 10–20 min.

Campbell

Campbell is mostly 1950s and 1960s ranch homes. Galvanized pipes, cast iron drain lines, and aging water heaters are the three calls we get most. Many homes near the Pruneyard area still have original plumbing that's never been touched. We've done plenty of repipes in this town. Response: 10–15 min.

Cupertino

Cupertino has a mix of older mid-century homes and newer builds. Areas like Monta Vista, Rancho Rinconada, and Garden Gate are common stops for us. Hard water is a big issue here, especially in homes drawing from groundwater. Tankless water heaters need annual flushing in this area, and softeners pay for themselves quickly. Response: 15–25 min.

Sunnyvale

Sunnyvale has a wide range of housing stock. Older homes in the Heritage District date back to the 1940s. Newer builds in places like Birdland and Cherry Chase have different issues — mostly water heater swaps, fixture replacements, and tankless installs. We cover the full city. Response: 15–25 min.

San Jose Neighborhoods We Serve

San Jose is a big city with lots of distinct neighborhoods. Each one has its own housing age, soil type, and water source — and that changes what plumbing problems show up.

Willow Glen

Most homes here were built between the 1920s and 1960s, and many still have galvanized steel supply lines corroding for decades. Almaden Valley

Almaden Valley sits on expansive clay soil that shifts with the seasons, cracking copper pipes under the slab. Slab leaks are by far the most common call we get from this area. Cambrian Park

Cambrian is mostly 1950s and 1960s ranch homes. Galvanized pipes, cast iron drains, and original water heaters from decades ago are common finds. Evergreen

Evergreen is newer than most of the city, with most homes built in the 1980s, 1990s, and 2000s. The big issue here is water hardness — homes in the foothills get groundwater with hardness over 20 grains per gallon, which kills tank water heaters early and clogs tankless heat exchangers. Downtown San Jose

Downtown is a mix of older homes, condos, apartments, and small commercial properties. Hard Water

Most of Santa Clara County gets water that's hard or very hard. That kills water heaters early and scales up pipes. A water softener is one of the best upgrades you can make.

Aging Galvanized Pipes

Any home built before 1970 likely has them. They corrode from the inside, restrict flow, and cause pinhole leaks. Willow Glen and Cambrian Park are the most common neighborhoods for repipe calls.

Slab Leaks

Common in areas with clay soil — Almaden Valley, parts of Evergreen, and South San Jose are big ones. Catching them early matters. Camera inspection finds them fast, and trenchless repair fixes them with minimal digging.

Do you charge extra for distant service areas?

No travel surcharges within our standard service zone. The same fixed pricing applies whether you're in Downtown San Jose or out near the Cupertino foothills. For addresses outside our standard zone, we'll let you know any extra travel fee before dispatching.

How fast can you reach my address?

Off-peak hours, we reach most addresses in 15 to 25 minutes. During morning rush or Friday evening on El Camino, expect 25 to 35 minutes. We text you when the truck leaves so you know exactly when to expect arrival.

Do you serve commercial buildings in these areas?
